Market Wire
The Market Wire is a log of senior housing and care real estate transactions reported in public sources. It currently holds 153 entries (136 closed, 17 pending) dated from Jan 13, 2026 to Oct 9, 2026, across these property types: Assisted Living, Memory Care, Independent Living, Skilled Nursing, CCRC, Senior Apartments, Mixed / Campus.
Entries come from:
- Trade press: Seniors Housing Business; The SeniorCare Investor (Irving Levin Associates); Senior Housing News, including the Senior Living Dealbook; Skilled Nursing News, including the Skilled Nursing Dealbook; REBusinessOnline; Connect CRE; Regional business and real estate press.
- Company and REIT announcements published through newswires such as GlobeNewswire, Business Wire and PR Newswire.
- Public government records, including the federal CMS nursing home provider dataset, used to confirm facility names, addresses and bed counts where the report itself does not give them.
Every entry carries the name of its source and a link to it. Paywalled articles are not relied on for deal terms: when only a headline is public, terms are included only if they can be matched to a publicly available source, and otherwise left out.
Where a source did not report a price, address, buyer, seller, vintage or occupancy, the field is left blank and shown as “Not disclosed.” We do not estimate missing prices, and we do not infer an address from a bed count. The date shown is the closing date where known; otherwise it is the date the deal was reported, and the entry is flagged accordingly.
CCGX calculations
Price per unit or per bed is a CCGX calculation: the reported price divided by the reported unit or bed count, unless the broker or buyer published the figure, in which case the published number is used and marked as reported. Portfolio totals and sums across announcements are likewise our arithmetic on reported counts.
Medians on the Intelligence and Deal Lab pages use closed deals with a per-unit figure. Senior apartment trades are age-restricted rentals rather than licensed care and are excluded from those medians. Units and beds are combined in one figure because sources report them inconsistently, so medians are a broad market indicator, not a valuation input. A blended portfolio price is not a comparable for any single building.
Research
The research library holds 60 articles written and edited by Crawford Commercial Group. Our current reporting attributes reported figures to their sources in the text, closes with a source list, and identifies which numbers are our own arithmetic. Older pieces in the library are evergreen analysis and may cite sources less formally. Articles are market commentary; they are not appraisals and not legal, licensing, tax or investment advice.
Facility data
Our facility dataset tracks 65,000+ care facilities. It is compiled from licensing rosters published by state agencies and from public property records such as county assessor and recorded deed data. Facility counts, bed counts and license status reflect what the state publishes at the time of our last pull and can lag changes on the ground.
Update cadence
New Market Wire entries and research are published in a daily update as transactions are reported. Existing entries are revised when a later source adds or corrects detail. Facility data is refreshed as state rosters and public records are republished, which varies by state. The Crawford Report is published monthly.
Limitations
- The Market Wire covers deals that were publicly reported. Many transactions, particularly small private ones, are never reported and are not included, so counts and volumes understate the market.
- Disclosed prices skew toward larger, institutional deals, which can pull medians above what smaller buildings trade for.
- We rely on the accuracy of the original source. If a source is wrong, the entry will be wrong until it is corrected.
- Tool outputs, including the A.L.F. Estimate, are estimates only and not appraisals. They depend on the information entered and do not guarantee a sale price or financing.
Corrections
If you see an error, email jake@crawford.team with the page, the entry and, where possible, a source. We review every request and update the record when the evidence supports the change.
