Discretion
How private access works
Not every exceptional home is marketed publicly. When a seller asks for discretion, we can introduce their home to a small number of qualified parties instead of — or before — a public launch.
- Seller instructions come first
- Some sellers prefer not to market publicly — for privacy, timing, or simply preference. Whether a home is shared, and with whom, follows their written instructions.
- Within the rules
- Private marketing is offered only where MLS rules, brokerage policy, and applicable law permit it. MLS rules can require a home to be submitted to the MLS once it is marketed publicly; we will explain what applies to a given home.
- Nothing published here
- We do not post private opportunities on this page. If none currently match your brief, we will say so.
The process
01
Request access
Share your brief: markets, type of home or land, timing, and anything else that matters to you.
02
A private conversation
An advisor follows up to understand what you are looking for before anything is shared.
03
Permissioned introductions
When a home fits and the seller has authorized it, we share details directly — not on a public site.
For sellers
Considering a private sale?
A private sale trades broad exposure for privacy and control. We will walk you through the trade-offs, the rules that apply to your home, and how a private approach can move to a public launch if that becomes the better path.
