Memory care real estate.
Advisory for memory care communities and assisted living buildings with secured memory care — part of the CCGX senior housing practice and supported by the Assisted Living Market Desk.
Brokered by eXp Commercial, LLC · Licensed in Arizona
Same license, different business.
Much of the memory care we see sits inside assisted living: a secured wing in a community, or a residential home serving residents living with dementia. It can share a license with the building down the street and still be a very different operating business.
CCGX treats memory care as part of the senior housing practice. We use the same data and tools as the Assisted Living Market Desk, and adjust the underwriting for what makes memory care different.
- Owners of assisted living with a memory care wing or dementia-focused residential homes
- Operators adding memory care capacity
- Investors underwriting a memory care acquisition
What we look at.
Acuity and pricing
Care levels delivered and how rates reflect them. Compare against buildings at the same acuity, not just the same license.
Staffing
Memory care typically needs a heavier, more trained staffing model; we look at what the current model costs and whether it holds.
Secured environment
Physical plant, egress and security features — and what a buyer would have to invest.
Licensing scope
Whether the license covers the care being delivered, and what a change of ownership will need.

Owner and buyer questions.
- Is memory care licensed separately from assisted living?
- It depends on the state. In Arizona, memory care is generally provided by an assisted living facility licensed for directed care services rather than under a separate license type. Confirm the licensing for any specific property with the state agency and your counsel.
- How does CCGX value a memory care building?
- The same way as other senior housing — real estate and operating business together — with comparisons drawn from buildings delivering similar acuity, and adjustments for staffing and the secured environment.
