Questions owners and buyers ask.
How do I sell my assisted living facility?
Crawford's confidential process starts with a free, no-obligation facility valuation using our proprietary A.L.F. Estimate methodology. From there, we develop a market positioning strategy, prepare a confidential information memorandum, and launch targeted outreach to our qualified buyer network. Every step is handled confidentially. We manage negotiations, due diligence, CHOW licensing transfers, and coordinate closing to ensure a seamless transition.
What documents do I need to sell my ALF?
Sellers should prepare profit and loss statements for the last three years, a current rent roll with payer mix detail, ADHS licensing documents, insurance policies, lease or mortgage agreements, staffing records, and maintenance history. Crawford provides a comprehensive document checklist at the start of every engagement so you know exactly what is needed. Having organized records ready accelerates the sale process and strengthens buyer confidence.
Can I sell my facility if it has low occupancy?
Yes. Crawford actively underwrites value-add opportunities and markets them to buyers who specialize in turnaround situations. Low occupancy often represents significant upside for the right buyer — particularly experienced operators or investors with management partners. We position these facilities to highlight the revenue potential at stabilized occupancy, which can generate strong buyer interest even when current income is below market.
How do you value an assisted living facility?
The primary method is the income approach: annual net operating income (NOI) divided by the appropriate capitalization rate equals estimated market value. Crawford also considers replacement cost analysis (what it would cost to build an equivalent facility today), comparable sales from our proprietary transaction analysis, the value of existing licensing, and the facility's competitive market position. All of these factors are synthesized into a comprehensive valuation.
What should I look for when buying an ALF?
Key evaluation factors include water supply security (critical in Arizona), current licensing status and inspection history with ADHS, occupancy trends over the last 12 to 24 months, staffing stability and payroll costs, NOI margins relative to market benchmarks, deferred maintenance exposure, and regulatory compliance history. Crawford provides buyers with a comprehensive due diligence framework covering real estate, operations, and regulatory domains.
