About Paradise Valley

Paradise Valley is a small, largely residential town at the center of the Phoenix–Scottsdale area. Camelback Mountain rises along its southern edge and Mummy Mountain sits near its heart, so many homes are oriented around one mountain view or the other.

The town has long favored low-density, acre-scale residential lots, which shapes nearly everything about how homes here are designed, sited, and valued: privacy from the street, room for courtyards and outdoor living, and long sightlines across the valley floor.

Architecture

Homes and land in Paradise Valley

Hillside homes

On the slopes of Camelback and Mummy Mountain, homes step with the terrain. Hillside sites trade flat yard space for elevation and view, and they are governed by hillside development rules that affect grading, height, and what can be built or added later.

Valley-floor estates

Flatter lots allow single-level plans, motor courts, guest houses, and long garden approaches. The architecture ranges from Spanish Colonial and Santa Barbara-inspired homes to mid-century ranch houses and contemporary desert design in stone, steel, and glass.

Lots and land

Because lot size is so central here, land is often the asset. Older homes on well-located lots are frequently evaluated against what the site could support as a new build or a substantial renovation.

Setting

Mountain views

Camelback Mountain and Mummy Mountain define the skyline. The angle, elevation, and permanence of a view are among the most important things to understand about any home here.

Resorts and open space

Resort properties, desert landscaping, and preserve land to the north give the town a low, open character, with Scottsdale and central Phoenix close on either side.

What we look at

  • Hillside regulations and what they allow on a given lot
  • View corridors and the likelihood they stay open
  • Lot coverage, setbacks, and the scope for additions or a new build
  • Age and condition of systems, roofs, and pools on older estates
