About Phoenix
Phoenix's most sought-after residential areas sit close to its center. Arcadia spreads across former citrus land at the foot of Camelback Mountain. The Biltmore area grew up around the Arizona Biltmore, a 1929 landmark associated with Frank Lloyd Wright. North Central Phoenix is known for mature trees and generous lots along Central Avenue.
These are established neighborhoods, and much of their value lies in the land: lot size, mature landscaping, irrigation rights, and location. It is common for homes here to be renovated or rebuilt rather than simply resold.
Architecture
Homes and land in Phoenix
Mid-century modern
Phoenix has a deep mid-century modern heritage, including homes by architects such as Ralph Haver and Al Beadle. Original or carefully restored examples hold a particular place in the market, and preserving them well takes specific knowledge.
Ranch homes and new builds
In Arcadia and North Central, original ranch homes on large lots sit beside new custom builds. Understanding what a lot can support often matters as much as the house that is on it today.
Historic districts
Several central Phoenix neighborhoods are designated historic districts, where exterior changes go through review. That protection shapes both the character of the street and the scope of any renovation.
Setting
Mountain preserves
The Phoenix Mountains Preserve, including Piestewa Peak, and South Mountain Park bring desert trails and open space into the city. Homes at the preserve edge combine city proximity with mountain backdrops.
Irrigated green
Some older neighborhoods still use flood irrigation, which keeps lawns, citrus, and shade trees green in a way that is unusual for the desert.
What we look at
- Historic district review and what it means for a renovation
- Flood irrigation rights and schedules
- Lot size, zoning, and the scope for additions or a new build
- Original construction, systems, and any prior renovation work
