About Scottsdale

Scottsdale runs a long way north from its downtown. Old Town is compact and walkable, with galleries, restaurants, and urban residences. Farther north, the city opens into high Sonoran Desert: saguaro, granite boulders, and the McDowell Mountains.

That range means Scottsdale is less a single luxury market than several. A low-maintenance residence near downtown, a golf-course home, and a desert estate on several acres call for very different questions and very different due diligence.

Architecture

Homes and land in Scottsdale

Desert contemporary

North Scottsdale is known for contemporary desert architecture: deep overhangs, rammed earth and stone, steel and glass oriented to views and shade. Many sites fall under environmentally sensitive lands rules that protect natural desert and shape where a home can sit.

A design lineage

Frank Lloyd Wright built Taliesin West, his winter home and studio, in the Scottsdale desert. Its influence — building with the land rather than on top of it — still runs through the city's best residential architecture.

Golf and resort settings

Golf communities and resort-adjacent neighborhoods offer a different kind of home: fairway and mountain views, shared amenities, and association rules that are worth reading closely before an offer.

Setting

Preserve and trails

The McDowell Sonoran Preserve protects a large share of north Scottsdale's desert and mountains, with trailheads throughout. Proximity to preserve land is a defining feature of many of the city's most distinctive sites.

Downtown

Old Town Scottsdale offers dining, galleries, and walkable streets, and sits minutes from Paradise Valley and central Phoenix.

What we look at

  • Environmentally sensitive lands rules and natural-area easements
  • Association covenants, architectural review, and fees
  • Views, privacy, and what neighboring lots may become
  • Water, septic, and access on more remote desert parcels
